Can I deduct a $125 closing gift if the IRS cap is $25?
The $25 cap is on the gift item itself, per recipient, per year (IRS §274). Packaging, handwritten card, and engraving sit in a different bucket under Pub 463 incidentals. Anything with your logo on it that's meant to promote your business can also be deducted as marketing expense under §162 (promotional items). We show the breakdown on every invoice. Still talk to your CPA — we're not one.
Is any of this going to get me in trouble with NAR or my brokerage?
No. A closing gift to a past client is a normal thank-you. NAR's Code of Ethics and most brokerage rules (Compass, Keller Williams, Douglas Elliman) treat gift-for-a-completed-transaction as standard. What's not allowed: tying a gift to a future referral or review (that's a kickback). We never put 'please refer us' language on your card.
My client closed on Tuesday. Can you have it at their new front door on Thursday?
For a single closing gift in SoCal: yes, effectively — order by 12pm PT Tuesday, we prep within 72 hours and ship tracked ground, which typically lands the buyer's doorstep Wednesday or Thursday. For out-of-state buyers, we ship tracked ground the hour prep wraps (usually 2–5 days CONUS). For teams running a 50+ closing wave in SoCal, that same Thursday is same-day hand-delivery across the whole list.
Can I add my brokerage logo without it looking like Amazon swag?
The default is your logo printed inside the lid of the box — the buyer sees it when they open. No charge. If you want ribbon or an insert card branded, that's an add-on. Most of our realtor clients skip the outside-of-box branding and leave it clean.
